Realty Exchange Corporation (REC) is a Virginia corporation whose only business is to serve as a qualified intermediary for IRC Section 1031 like-kind tax-deferred exchanges of real estate throughout the United States. Our founder, Ed Horan, established REC in 1990 to fill the need for a dedicated organization that could provide knowledgeable and responsive qualified intermediary services to investors and real estate professionals. By strict adherence to the Internal Revenue Service safe harbor regulations on tax-deferred exchanges, we insure that your exchange documentation and procedures are in compliance with current IRS regulations and guidance.
We are in strict compliance with the Virginia law, Title 55, Chapter 27.1, the Exchange Facilitators Act. This exchangor consumer protection law, which we and Federation of Exchange Accommodators (FEA) championed, provides that all exchange funds will be in a deposit account, which is a separately identified account that requires both exchangor and REC approval of all disbursements. The also law requires us to have errors and omissions insurance.
We have completed thousands of successful exchange transactions and are currently the largest exclusive qualified intermediary organization in the Mid-Atlantic States.
In addition to providing qualified intermediary services, we conduct continuing education courses, publish a quarterly "Real Estate Exchange News" newsletter, make presentations to real estate organizations, investor groups, financial planners, and CPA's, and maintain an instructional web site, www.1031.us, to promote the understanding of like-kind exchanges. All of our managing officers hold the prestigious Federation of Exchange Accommodators designation of "Certified Exchange Specialist", CES® and continue to participate in national and regional training sessions with the Federation of Exchange Accommodators.
Bill Horan, President, CES®
Bill is managing officer and President, is a Board Member of the FEA and continues to participate in national and regional training sessions. Bill is a business graduate of George Mason University. He is approved as a continuing education instructor in North Carolina, Virginia, Maryland and Delaware, and also provides client consultations. In addition to being our managing officer, he specializes in the handling of reverse exchanges, coordinating the entire process with the required third-party exchange accommodation titleholder (EAT). Bill is responsible for the development of our proprietary exchange database, the development of our web site, and the management of our marketing, information technology, and accounting functions.
Ed Horan, Founder and President Emeritus
Ed Horan, Founder, currently serves as senior exchange consultant. He is a graduate of Syracuse University and George Washington University with a Master of Science degree in Business Administration. Prior to 1981 Ed served as a comptroller with the United States Air Force. Ed is currently licensed in Virginia as a real estate broker. He has been a frequent writer and lecturer on residential real estate investments, exchanges, and the impact of taxes on real estate transactions and real estate professionals. He is author of the book, "How To Do a Like Kind Exchange of Real Estate" and he is the 1990 winner of the national Real Estate Educators Association award for the "Best Single Education Program."
